How to Read Apartment Rental Listings in Mexico

A rental listing in Mexico might say “amueblado, mantenimiento incluido, servicios aparte.” That means furnished, maintenance included, and utilities charged separately—but it still leaves questions unanswered.

This guide walks through a sample listing, explains the Spanish, and gives you a message to clarify what is included before arranging a visit.

A sample rental listing, explained

The following listing is fictional. The price is for illustration, not a guide to local rental prices.

Depto. amueblado. 2 recámaras, 1 baño, 1 cajón de estacionamiento. $15,000 mensuales. Mantenimiento incluido. Servicios aparte. Un mes de depósito.

In English:

Furnished apartment. Two bedrooms, one bathroom, one parking space. $15,000 per month. Maintenance included. Utilities charged separately. One month’s deposit.

The translation gives you the basics. Next, check the details that affect what you will pay and what you will find inside.

Understand the space and furniture

“Depto.” and “recámaras”

“Depto.” is short for “departamento,” meaning apartment. “Recámaras” means bedrooms, rather than the total number of rooms.

“One parking space” may appear as “un cajón de estacionamiento.” If you need parking, ask whether that space is included in the advertised rent:

¿El lugar de estacionamiento está incluido en la renta?

Is the parking space included in the rent?

“Amueblado” and “equipado”

“Amueblado” means furnished. “Equipado” refers to equipment provided. Neither word alone tells you exactly what comes with the apartment.

Before assuming that bedding, cookware, a refrigerator, or a washing machine is included, ask:

What furniture and appliances does it include?

An inventory is more useful than a general description.

Understand the price and extra costs

“Mensuales”

“Mensuales” means per month. If an advertisement uses only the “$” symbol and the currency is unclear, confirm it:

“Mantenimiento incluido”

In apartment advertisements, this commonly refers to a building or condominium maintenance fee included in the rent. It does not, by itself, explain who pays for repairs inside the apartment.

“Servicios aparte”

This means utilities or services are charged separately. The phrase does not identify which ones or how much they cost.

If the answer is “según el consumo,” the amount depends on usage. Ask whether each service has its own meter or whether costs are shared.

“Un mes de depósito”

This describes a deposit equivalent to one month’s rent. It does not explain the conditions for returning it.
